Board of Zoning Appeals
The Board of Zoning Appeals (BZA) is responsible for interpreting and enforcing zoning ordinances within the Town. Its primary function is to hear and decide on requests for variances, special exceptions, and appeals of decisions made by staff. Variances allow property owners to deviate from specific zoning requirements due to unique circumstances that cause unnecessary hardship. Special exceptions are permissions granted for certain uses of property that are conditionally allowed under the zoning ordinance. The BZA ensures that these decisions are made fairly and in accordance with the law, balancing the interests of property owners with the community's overall land use goals and plans. Additionally, the board may interpret ambiguous zoning regulations and provide clarity on their application, ensuring consistent and equitable enforcement.
